Crea has been working almost from its inception to pivot the role of foreign citizens from being part of the Portuguese housing crisis problem to being part of the solution.

We spearhead a build-to-rent partnership with the Town of Lisboa and the Portuguese Government to develop several hundred affordable rent homes in Lisbon, making investments in this development eligible for golden visas.

We are conscious that carbon emitted by the production and transport of materials during a scheme’s construction currently accounts for around 11% of global emissions.

Yet it is urgent to build more housing in Portugal since we have surging foreign demand and the lowest inventory of new homes in over a decade.

Our answer to this conundrum is to build new homes using hybrid modular construction, which has up to 45% lower carbon footprint than traditional methods.

Golden Visas - a path to Citizenship

The Portugal Golden Visa Program is a five-year residence-by-investment program for non-EU nationals. Portugal is a full member of the EU.

The residence permit allows free circulation in Europe’s Schengen Area and requires an average stay of just seven days a year in Portugal over the five-year period.

  • Visa-free travel in Europe’s Schengen Area and the right to live, work, and study in Portugal.
  • Eligibility to apply for citizenship after five years as a legal resident while keeping other citizenship(s).
  • The right to family regrouping: spouse, children up to the age of 25 (while students).
  • Low physical presence requirement (seven days during the first year of residence and 14 days for the two subsequent years, which can count towards citizenship eligibility after five years).

PROCEDURES AND TIME FRAME OF THE PORTUGAL GOLDEN VISA
After the residence permit has been received, the applicant will need to provide biometric data and updated original documents at each renewal. The first permit is usually issued for two years. Thereafter, the permit may be renewable for two subsequent periods of two years. The Portugal Golden Visa Program requires the main applicant to make two trips to Portugal during the application period:
  • To choose the qualifying investment, start the legal process, and open a bank account.
  • To provide the biometric data and original documents.
After receiving the residence permit, the applicant will need to provide biometric data and updated original documents at each renewal.

Investment with a Guaranteed Return

This is a virtuous investment that will generate significant social capital and a guaranteed profit.

Participants will invest EUR 500,000 to acquire a stake in the company developing the project. Simultaneously they will receive a put option, exercisable from the fifth year onwards, for EUR 625,000, with a return of 25%.
